After all, good property maintenance is a critical factor in providing good service to rental tenants and it preserves the valuable investment of the owner. That’s why Gorman Property Management uses quality, licensed contractors and complies with all California laws pertaining to contracting.
What is the alternative to using a licensed contractor for a property management company? Sure, there are a lot of unlicensed workers out there who are working in the shadows and are not compliant with California law. And maybe we could “save” money by using some of these people. But would we really be saving money?
Gorman Property Management feels that providing good VALUE, both to our rental tenants and to our property owners, is better than trying to “save” money using unlicensed contractors. For one thing, it’s been Gorman Property Management’s experience that most unlicensed contractors don’t really know how to do the job properly because they haven’t been trained properly. So how much money is saved by using someone who doesn’t have the necessary skills? Often you have to send them back to do it right or have it re-done by someone who could have done it the right way the first time. It’s an inconvenience to our rental tenants and perhaps an extra cost to the property owner. And besides, if the unlicensed worker couldn’t get it right the first time, what are the chances that he or she will get it right the second or third time?
And what happens if that unlicensed person gets hurt while working at the property? The property owner’s insurance company won’t want to cover any claim and the worker is generally not insured. So how much money is really “saved” using unlicensed contractors?
Gorman Property Management is not willing to lower the quality of service to our rental tenants or increase the risk to our property owners by using unlicensed contractors. We like to do things the right way the first time.
